Documents for the Buyer

Buyer Advisory - Should be given to Buyer before or immediately after submitting a purchase offer

Market Conditions Advisory - To disclose fluctuations of real estate market conditions

Buyer Broker Employment Agreement - Buyer signs when he hires a broker to represent him

Real Estate Agency Disclosure and Election - Buyer signs this form so that the agency relationship between the agent and the Buyer is understood

Consent to Limited Dual Representation - Disclosure of agency when an agent represents both Buyer and Seller

Purchase Offer - for resale homes, becomes a contract upon Seller acceptance

Loan Status Report - Must accompany the purchase offer if Buyer is financing the purchase.

HOA Addendum - must accompany purchase offer if the home is within a Homeowner's Association

Lead Based Paint Disclosure - Seller will provide to Buyer if the home was built prior to 1978

Seller's Property Disclosure - Seller will provide to Buyer within 5 days of contract acceptance unless this is a Bank-owned property or a short sale.

Buyer Inspection Notice and Seller's Response - Buyer will submit this form to the Seller at the end of the inspection period.

 

Documents for the Seller

Exclusive Right to Sell - the listing agreement

Real Estate Agency Disclosure and Election - Seller signs this form so that the agency relationship between the agent and the Seller is understood.

Seller's Property Disclosure - Seller will provide to Buyer within 5 days of contract acceptance unless this is a Bank-owned property or a short sale.

Once there is an accepted offer, then the Seller will be seeing the Buyer's documents..
