The following excel chart is developed based on the data provided by ARMLS (Arizona Regional Multiple Listing Service). It shows two types of data: New Home Listings per Quarter and Home Sales per Quarter. Since the data begins in January 2004, it is a very good overview of where the market has been and where it is now relative to the market history.
Although the ARMLS area is quite large, and the sub market you are interested in might be much smaller, the general trends are easier to see with large amounts of data such as one gets from ARMLS.
Please note that Q1 2010 is still missing the March data but if it is consistent with the numbers from January and February, then Q1 should surpass the number of sales of Q1 2009. See the quick highlights below the chart.

Quick Data Highlights
Q1 2006 - the greatest number of new listings and Seller's wanting to cash in on the boom they thought was still happening.
Q2-3 2009 - new listings way down - Are the Seller's in the market more realistic now and ready to be "in the market"?
Q4 2007 - The lowest number of sales since January 1, 2004
Q2-2009- Wow - look at the number of sales - the largest number of sales since Q3 2005.
